Abstract: Primary factors affecting demands in the real estate market and how these factors work are studied. Introducting the method of grey correlative degree analysis, the paper takes Beijing as an example, and analyzes those chief factors impacting on the demand of real estate market in Beijing. The paper enumerates the importance of factors, ranging from the most to the least important in their order, namely the total amount of residents, the gross domestic production, market price of housings, the average living area per capita, as well as the average income of each townsfolk in Beijing city.
